Overview
TSCG, is a privately held, real estate investment adviser specializing in the development,
acquisition, and management of domestic, private-equity real estate consisting of core, value-
added, and opportunistic investment strategies. The firm originated in 1982 and first registered
as an investment adviser in 1988.
TSCG provides or intends to provide customized private real estate investment solutions for
corporate and public-employee pension plans, foundations, high net-worth family offices and
endowment accounts matching their unique risk and diversification requirements with
marketplace opportunities. These services include but are not limited to strategy review and
formulation, acquisition, financing, disposition, asset management, reporting, and valuation.
The principal owner of TSCG is Hart Holdings
1, LLC, which is a wholly owned subsidiary of The
Shopping Center Group, LLC, which is a wholly owned subsidiary of TSCG, Inc. TSCG, Inc. is
employee-owned with one individual, David F. Birnbrey, owning between 25% and 50% of the
stock of TSCG, Inc. and provides a full assortment of real estate advisory services to tenants,
landlords, developers, investors, and financial institutions.
TSCG manages clients’ assets on a non-discretionary basis. As of December 31, 2023, TSCG
managed $183,850,000 in gross asset value on a non-discretionary basis. TSCG has also
managed discretionary assets. In Item 2.A. of Form ADV, TSCG is a Pension Consultant (number
(7)) the regulations allow TSCG to include assets lost during the year of $278,050,000 in the total
calculation to exceed the $200,000,000 threshold.
