Overview

Description of Firm Ddelta Real Estate Investments Inc. ("Ddelta") is a registered investment adviser primarily based in Austin, TX. We are organized as a corporation under the laws of the State of Texas. We have been providing investment advisory services since 2011. Ddelta is principally owned by El Rincon USA, S.A. de C.V, a Mexican Corporation, and indirectly owned by LFMG Corporativo S.A. de C.V. and the Delta Investment Trust. This Brochure also applies to Delta Talent, LLC, DDelta Real Estate Ventures, LLC, Fondeusa Delta, LLC (together, the multifamily and single-family rental projects “Ddelta REI”), and 3N Strategies, LLC (the “3N Strategies"), each of which is a relying adviser under Ddelta. The following paragraphs describe our services and fees. Types of Investments Ddelta offers investment advisory services primarily to pooled investment vehicles (the

“Funds”) that are exempt from registration under the Investment Company Act of 1940, as amended and whose securities are not registered under the Securities Act of 1933, as amended. Ddelta provides investment advisory services to each Fund pursuant to a separate management agreement with the General Partner (“GP”) of such Fund and/or pursuant to the terms of such Fund’s governing documents. Investment restrictions for a Fund, if any, are generally established in the Fund’s governing documents, which are provided to each Fund investor prior to investing in the Fund. Once invested in a Fund, investors cannot impose restrictions on the types of securities or investments in which the Fund may invest. Assets Under Management As of the date of this Brochure, Ddelta manages approximately $232,369,787 in investment advisory assets, all on a discretionary basis.
